Commercial Energy Performance Certificates (EPC's)
Since 4 January 2009 all “conditioned” commercial properties in Scotland over 50 m² require an EPC when let or sold. New-build and modified buildings are also affected.
A “conditioned” building is one which has any form of heating, mechanical ventilation or air cooling system.
Non-compliance can result in a fine of up to 12.5% of the property value (up to a maximum of £5000).
Public buildings are also required to display an EPC in a prominent position.
WHAT DOES IT INVOLVE?
A commercial EPC is quite different from a Domestic EPC.
In order to calculate the Energy Rating, the assessor will need to collect a large amount of information about the building. Typically the inspection will involve a full measured survey, noting details of various constructions, window and door details, glazing analysis, boiler efficiencies etc. The information will be entered into Government-approved software known as iSBEM. SBEM (Simplified Building Energy Model) was developed by the Building Research Establishment and uses the National Calculation Model to produce the EPC rating.
ARE THERE EXEMPTIONS?
Yes, there are a few exemptions eg temporary buildings in use for less than two years, or standalone buildings of less than 50 m².
WHEN DO I NEED TO GET AN EPC?
If you are thinking of disposing of a commercial property you should obtain an EPC at the point of marketing.
WHO CAN PRODUCE A COMMERCIAL EPC? – Only accredited and appropriately-trained commercial energy assessors are permitted by law to produce commercial EPCs.
