
Langlaw Road Housing
Melville Housing Association acquired the site of the former Langlaw Primary School and an adjacent field in 2008 to construct their largest-ever new housing development, involving the construction of 133 houses for rent in three phases. Approximately 10% of the houses were constructed to an enhanced fit-out so that they could be allocated for mid-market rental – the rest were for normal social housing affordable rent.
Hardies worked with Melville HA to appoint a design team in accordance with OJEU regulations and managed the design team through the planning, and initial phases up to the point at which the Main Contractor was appointed to carry forward the development on a Design/Build basis. Hardies also managed the OJEU tendering process for the Main Contractor appointment and ensured that the construction phase was completed within schedule and agreed cost limits. The schedule was achieved despite challenging weather conditions on a steeply-sloping site that required additional drainage measures to be incorporated.
The development of timber-framed houses and flats is based around several courtyards as well as along the main arterial road through the site. There are significant “green” areas and a play area has also been provided. One unit was designed specifically for a special needs family.
Funding was obtained from Scottish Government grants and Melville Housing Association’s own resources.
