This project involved a new centralised storage facility for St Andrews Links Trust together with supporting Office Accommodation. The project brief included the requirement to incorporate sustainable technologies, where practical, into the building so the final design included a green roof system, air source heat pump, rainwater harvesting and a natural ventilation system.

The substructure element of this project proved very demanding due to a number of factors. The ground water table just below the existing ground level and as such the area was prone to flooding. A raft foundation solution was proposed to overcome this with the finished floor level approximately 600mm above existing ground level. Due to raising the level, excavations were kept to a minimum, however ground water had to be continually pumped from excavations during the construction of the substructure and drainage. The raft foundation was thickened around the perimeter to absorb the point loads of the glulam arched structure and reinforced concrete base connectors were cast into the slab to allow secure fixing of the arches. Background heating in the storage area was provided by a screeded underfloor heating system laid over the structural slab. The screed in this area had to be designed to be compatible with the heating installation and also to be structurally capable of absorbing the loading of the storage racks and the weight of a forklift truck. A series of underground ducts were to provide a means of tempering air as it enters the storage area to provide natural ventilation but this element was omitted prior to project commencement as it did not represent value for the client.

Hardies prepared cost plans throughout the various design stages, tender documents and contributed where required to various design team meetings. Hardies were involved in various pre-award contractor interviews and took the lead in the value engineering exercises to ensure the client received best value on the project.
